Nathan Benderson Park is overseen by Benderson Development Organization President Randy Benderson. It was agreed to have Paul Blackketter look into Randy Benderson in a different capacity. A few weeks ago, a video of Blackketter receiving criticism went viral.

President Paul Blackketter told the Suncoast Aquatic Nature Center Associates that he was shocked by the video, according to the material provided by the board meeting.

Paul Blackkeeper has accepted full responsibility and accountability for his actions in the video. In addition to the people of Sarasota and Manatee counties, he has apologized to his family and even to the national and international regulating bodies for rowing.

He expressed his regret to the individual he was furiously cursing. He said that in order to address his behavior, he will begin psychotherapy and that he has already seen a priest for support.

On the video, Paul Blackketter can be heard cursing and yelling at Mike DePriest, the former project manager of Benderson Development Corporation. With a camera by his side, it appears that the man is filming Pual Blackketter. The men’s particular point of contention is not made clear in the video.

DePriest, however, has reportedly moved to Buffalo, New York City, thus it was impossible to get in touch with him for clarification. A receptionist at Paul Benderson Development in Buffalo claims that DePriest, a project manager, is no longer employed by the company.

The SANCA center board applauded Paul Blackketter for his work building the public parks and multi-sport facilities but also denounced his behavior.

Board of directors representatives assert that he decided to investigate Paul Blackketter, saying that they were doing so to ensure that his outburst was an isolated incident and to maintain community trust in the nonprofit organization run by Randy Benderson, which oversees Nathan Benderson Park with funding from Benderson Development Corp., Sarasota County, and Manatee County.

Sarasota County also requested an investigation into the incident in question in a statement that was released.

Board member Ron Shapo revealed that SANCA has committed with significant funding from the public and commercial sectors and is the conservator of official property. He urged the committee to look into the situation further.

According to Ron Shapo, everyone must take responsibility for understanding all pertinent information concerning Ryan Benderson Rowing Park.

The board of directors decided 4-1 to launch a second investigation into the video evidence of the incidents, but they declined to punish the president of the SANCA further. Shapo, Bill Robinson, Curtis Jordan, and Jerry Marlar voted in favor of an inquiry. The only committee member opposed to it was Joanne Fava.

A female contributor claimed to have seen Blackketter urinate in public during events held in the park during the conference. As the members of the board discussed the subject. Paul Blackletter, however, disputed this in a statement.

Keeping workers secure?

Fava said she saw a fight between Blackketter & DePriest, a project manager for Randy Benderson’s company, even though Mr. Blackketter refused to elaborate on the behavior captured on camera. As it occurred, he was the only person in the group who related his version of events.

Fava made this statement in October 2014, a few hours after the Global Breast Cancer Paddlers’ Council Dragon Boat Festival, which was held in honor of Randy Benderson’s wife, ended.

The woman was keeping medical supplies in a moving automobile at Nathan Benderson Park. She claimed that when she got out of the camper, she saw Paul Blackketter and DePriest fighting close to the finish line.

According to Fava, Paul Blackketter repeatedly told him to leave the scene on that specific day while he was abusing a female SANCA member. She added that this was well known among SANCA staff members because DePriest harassed, irritated, and called this woman repeatedly, causing her to change her contact details.

She thinks she observed DePriest walk past Paul Blackketter, take his phone out of his trousers, and get back in touch with him while they were still fighting.

Fava took into account that Paul offered Mike ample time to leave the premises; if he didn’t, a security guard showed up and taped Mike. Mike kept yelling obscenities, but it wasn’t captured on camera. He was being lured by Mike, so it wasn’t taped.

Fava claims that after informing her that he had bought the movie, DePriest said, “I’m trying to retrieve stuff.”

The event clip shows one of the infrequent mistakes made by Paul Blackketter and his team at SANCA, which have turned the county’s parkland into a bustling event hub that is commended by the county government as a source of income for the city.

Employees neglected to turn in the required paperwork before the deadline, putting SANCA’s nonprofit status in jeopardy.

Still, the incident brings to light the complexities and issues of the public-private partnership that drove the creation of Randy Beterson’s Nathan Benderson Park, in which Sarasota and Manatee counties worked with Benderson Development Company. To transform an excavation contrast through the World Rowing Championships’ official site.

The Board Has a Challenge

The county government granted Benderson Development Company a no-bid concession in 2011 so they may excavate and build a racing facility there. At that point, Randy Benderson’s firm charge was sixteen percent of the county’s $19.5 billion construction budget, or over three times what a construction manager would normally charge for a project of that magnitude.

Advocates of Randy Benderson & Nathan Benderson Park cite the $26 million in visitor spending generated by their operations the year before.

Opponents claim that the purchases happened in the University Town Center mall and other shopping complexes controlled by Randy Benderson that surround the playground.

While all three of them spoke in support of Paul Blackketter and Randy Benderson, the video was posted on the Sarasota Phoenix website, a local publication that regularly publishes stories that are crucial to builders, government officials, and other politicians. It has produced multiple videos that expose Randy Benderson’s unscrupulous dragging of relationships at his navigating park between other events.

The SANCA’s directors stressed during the board meeting that the organization ran independently of Benderson Group. On the other hand, the nonprofit it oversees brings in more than $300,000 a year from Randy Bderson’s company.

The board members quickly realized how difficult a situation this had put them in. Voting not to investigate Paul Blackketter could be seen as irresponsible and could undermine trust in SANCA if more incidents involving Blackketter surface.

But it establishes a concerning legal precedent to conduct an investigation based on a private letter and an audio recording. Fava suggests that the ideological opponents of the SANCA could be manipulating it.

Nathan Benderson Park’s newly elected board member Marlar questioned whether DePriest and the other people engaged in the video release had adhered to “a certain something of seeming severity for a long time.”

The No-bid Contract has come under increasing criticism as the cost of the Rowing Park rises

The primary source of criticism was a three-million-dollar initiative to build a few facilities for professional rowers on a county lakefront. However, the power source, Benderson Development Corporation Ltd., developed a fixation on rowers and convinced businesspeople and politicians to join them.

In line with Randy Benderson’s announcement, the overall cost to build the rower program and make other improvements at Nathan Benderson Park is anticipated to be more than $40 million, of which Sarasota County will pay $19.5 million.

As costs increase, so do the objectives. An economic growth estimate indicates that the infrastructure for rowers may generate $157.5 million in revenue per year.

But the excitement was tempered by criticism of a unique no-bid contract that the county commissioners gave to Randy Benderson. A maximum of $2.8 million will be given to the development business to handle the project’s construction and management.

The playground for the general public, to be funded by a bed tax collected by hotel visitors, will allow Randy Benderson to choose the architect and builder.

Typically, the local government would select a company to build the playground or would request bids from potential contractors. However, Randy Benderson’s fee is 16% of the $19.5 million in construction costs that the county has to pay. It is around three times what a construction manager usually gets paid for a similar project.

The playground is next to two more Randy Benderson parks and right south of the developer’s planned College Town Center Mall, so the business behind it stands to gain a lot from its location.

According to Randy Benderson, he and the county realized there was a chance when the Yatch tournament brought 14,600 people to the park in three days—a sizable crowd that filled 1,600 hotel suites and cost almost $1.9 million in accommodation.

It is anticipated that the County Council will approve a proposal for additional park facilities worth $8 million.

Is it overly philosophical?

For months now, people claiming to be knowledgeable of Randy Benderson’s contract details have been protesting that officials did not go far enough. Although some think the racing site will succeed, opponents think Randy Benderson will benefit more than the ordinary individual.

Gulf Coast Contractors Association representatives spoke with business president Randy Benderson and voiced concerns about the racing contract. In the end, the team from the building company chose to support their ideas.

Blackketter claims that Randy Benderson has spent $500k organizing racing competitions in the area for the past three years, on top of his $1 million donation to sponsor the Yatch race.

An economic assessment by Fishkind & Company estimates that the visitor center might employ 1,700 people and bring in $157.5 million annually.

The next twenty million dollars

The story goes that an additional $8 million in park improvements are being made at the behest of international rowing officials, some of whom are involved in deciding whether or not Sarasota will host the World Rowing Championships.

Randy Benderson intends to apply to host the 2017 World Rowing Championships, which are anticipated to draw 50,000 competitors from 80 different countries.

Randy Benderson and the county intend to approach state legislators for twenty million dollars in parkland financing in the upcoming 2012 legislative session. However, Governor Rick Scott rejected the $5 million requested for the Rower Center.

Then, to raise money and eventually take over park management, the Suncoast Aquatic Nature Center Associates is established as a nonprofit corporation.

Case Study

Northwest Savings Bank v. Benderson

Overview

The aforementioned breach of agreement complaint against Northwest Savings Bank was filed in the Supreme Court of New York, Erie County, by Randall Benderson and Benderson Development Company, LLC.

Context

Randy Benderson serves as the CEO of Benderson Development Company. Thomas K. Creal is vice president of Defendant Northwest. Benderson made contact with Creal about the possibility of acquiring specific loans and bonds worth around $4,000,000, which were secured by an asset situated on Union Road in Cheektowaga, New York. According to Creal, Benderson indicated interest in purchasing the loans and debts.

It is recorded in the email that Rosa sent to Creal on November 13, 2013, stating that Benderson had visited Northwest Bank to purchase the loan, according to what Rosa had heard from Creal. Even though he was annoyed that Creal had told Rosa about his desire, Randy Benderson continued to bargain with him with the hope of sealing the sale.

Randy Benderson set up a verbal contract with Northwest for the acquisition in December 2013, just a few days before Raymour’s first discussions with Northwest. The deal was valued at $3,050,000. Creal got in touch with Randy Benderson and told him that Northwest was not going to give him the loans and obligations.

Discussion

In a 2015 Decision & Order, this Court dismissed the Complaint’s first accusation as well as all claims pertaining to Creal. It doesn’t seem that Northwest did any damage, and it’s not apparent why Randy Benderson didn’t write the Rosa Manifesto when it was being implemented.

The Bottom Line

Due to the challenged information regarding causality that Randy Benderson has provided, Northwest Savings Bank’s request for dismissal cannot be approved. In addition, the Court of Appeal finds that Northwest breached the Confidential Contract by giving Rosa access to its contents, as Randy Benderson and Benderson Development Company LLC proved to be the actual owners of the contract.
