The house is barley a year old…the stucco on this 800K home is falling off the house. The bathtub was installed without an access panel, the grading is so poor that every time it rains, we have o watch the back side yard to see if your hvac units are going to “drown”…Toll Brothers has yet to correct this issue. Prior to purchase, we paid a “premium” for this lot…a Mountain view. Three weeks after we moved in they built a two story house behind us and when I complained I was asked if I had their “promise of this view” in writing? While from time to time, after months of waiting (not being able to use our front door because the vestibule was flooded due to poor design), Toll Brothers will occasionally fix something…stucco still falling off the house, hug crack running across our kitchen ceiling, foundation cracks…why don”t we take legal action…note the clause in their contract…you have to attend mediation first…clever right…

We had a new home built by Toll Brothers and it is a million dollar piece of crap! The contractors hired to build our home were cheap labor, and did not take pride in their work. They treated us very well, UNTIL we closed on our house. Once they get you into your home you become a second class citizen. It takes forever to get an appointment for warranty work. We are questioned about repairs that need to be made. The repairs are not necessarily a FIX. Some repairs have made the situation worse. We plan to educate any and evry person wishing to move into this community and any other community of the shoddy work that Toll Brothers performs. Several neighbors complain about cold rooms, landscaping (i.e. puddles in the backyard and poison oak), electrical and plumbing issues. Those are the most common complaints. Considering this is a new community and so many are unhappy- i strongly encourage anyone NOT to buy a Toll Brothers home.

We bought a Toll Brothers home in May of 2007. Since we moved in we have had one problem after another and the list keeps growing… – Our GE Profile, stainless refrigerator broke. The water dispenser kept dribbling water. When GE came out to repair the refrigerator we found the the side of the refrigerator had been all dented up. – Our ignitor on the GE gourmet oven went out and had to be replaced. – The drain pipe for our sump pump going out into the yard broke and we need to bury a new pipe. – The fan in our GE microwave went out. – This past winter we had drainage issues on our roof from the ice and snow and it leaked into the walls of our garage and damaged the drywall. – Our shower pan in our master bath shower was installed inproperly. At first we thought the drain wasn’t sealed properly. We sealed the drain, regrouted and sealed the floor and repaired the ceiling in the room below. A few weeks later we saw signs of leakage again. Tore out the tile on the floor and found the shower basin, membrane, drain, etc. had all been installed inproperly. Our tile is discontinued. The tiles on the step getting out of the shower are falling off now, the tiles on the bench are cracking. We haven’t used the shower in our master bath for five months now. Toll Brothers is trying to work with the contractor who installed the shower pan/tiles to have them redo the work… not sure if I really want them to. – This week we noticed a leak upstairs coming from the attic. Found that the drain pipe from the AC unit had not been glued and was just stuck together. With the hot/humid weather that we’ve had it started leaking down the ceiling and into one of the walls. Yeah, we lived in a Richmond American home for 6 years and never once had an issue. In the 3 years we’ve lived in a Toll Brothers home it’s been horrible. : (

We are buying a new Toll Brothers home in Norris Canyon Community in San Ramon, CA. Our Seller – Toll Brothers is forcing us to use their own Title Company, Westminster TItle. In our contract, we have to pay for all the Title Insurance and Fees/ Escrow fees. So, we should have a choice here. But Toll is insisting that we use their in house Title company. They are also now threatening that if we change the Title company, there will be delays in closing the home sale ( currently scheduled for Mar 28th 2014). And for every day of delay, regardless of whose fault it is, we ( buyer) will have to pay $300 of penalty per day. But if the Seller causes delays, there is no penalty for them! Is this legal ? What is our recourse?
